1 Denison Street, Sydney

1 Denison Street is a landmark premium grade office building featuring over 60,000 sqm of office space in the centre of North Sydney. The building includes the new Australian headquarters for Nine Entertainment Co. (the anchor tenant), SAP and Microsoft.

ECS were employed by Touchstone Partners for independent commissioning verification, overseeing all base building services systems notably mechanical, electrical, hydraulic, fire, security and emergency power generation. Furthermore ECS worked with the fitout team for the anchor tenant, Channel 9, to review critical infrastructure works for their data centre and broadcast space, which included dedicated EPG, UPS and chilled water services to the lower levels.

ECS were engaged to both write the Integrated System Test (IST) scripts and to manage the running and reporting of the final IST’s, prior to completion for both the base building and NEC critical infrastructure. This included mains failure testing and certification testing of the fire & life safety systems and smoke hazard management testing for occupancy.

One of the main challenges involved with this project was the mutliple seperable portion handover targets for NEC works during the construction phase. Significant commissioning works were required to be completed much earlier in the programme to ensure that tenant critical services were live prior to tenant handover. Once completed, commissioning base building services whilst not interrupting live data centre and office spaces in the low rise also proved challenging.

ECS provided an independent, complete overview of the separate works to ensure that project delivery was comprehensively completed with optimal outcomes for both of our clients.

1 Denison Street has achieved a 5 star rating under Green Star Design and As Built V1.1 and is currently on track to achieve a 5 star NABERS Base Building energy rating. A WELL V2 Platinum rating is also currently being pursued.
