420 George Street is a landmark office tower within Sydney’s CBD, providing approximately 37,750 m2 of commercial office space over 28 levels.
The building also has additional retail tenancies from the Basement 1 level through to Level 3, which connect to the MidCity Shopping Centre and Pitt Street Mall.
The building has achieved a 5-Star Green Star (v2) design rating and is designed to achieve a NABERS 4.5 Star rating.
The building incorporates a number of sustainability strategies within the building services, including a hybrid active chilled beam and low temperature VAV air conditioning system; rainwater harvesting; fire system test water recovery; and high efficiency lighting.
We were engaged as the Independent Commissioning Agent (ICA) for this project aligned to the Green Star credit. Our role also included an extended comprehensive remit over all building services.
Our scope was further expanded during construction to include overseeing the commissioning of critical services provided for a major tenant fit-out. Within this role we managed and documented the testing and commissioning of the critical service infrastructure, including standby power generation, uninterruptible power supplies and automatic power switching, along with critical cooling equipment. The commissioning exercise included both performance testing and the robust testing of equipment redundancy.
The 420 George Street project is currently in the building tuning phase and we are providing assistance and feedback accordingly as part of our on-going involvement in the building tuning 12 month period.
