Olderfleet at 477 Collins Street, Melbourne is an incredible melding of heritage and new buildings. At 38 storeys and 58,000m2, Mirvac’s state of the art office tower behind an 1889 heritage-listed building is a major achievement in integrating the two and re-positioning the  complex as an emerging legal precinct of Collins Street.

Mirvac has sustainability at its core. ECS provided commissioning management services to complement the high-quality standards for the project. Our integration within the construction team saw a collaborative approach to commissioning delivery. The incorporation of high standards of commissioning documentation and a process-driven approach to the management and programming of the commissioning ensured a successful handover. Energy and water metering was critical for managing the sustainability outcomes for a project. The development of commissioning and verification protocols ensured reliable and meaningful data acquisition for consumption assessment which fed into our engagement for the 18-month building fine tuning period.

ECS’ commissioning management process and Mirvac’s adoption of the Soft Landings approach (managed by ECS) ensured a seamless handover from the construction team to the facilities team and ensured a highly energy and water efficient development.
