The 39,000 m2, 20-storey tower at 839 Collins Street was developed by Lendlease as a landmark building as the last major construction at the Victoria Harbour precinct in Melbourne’s Docklands. Known as Y3, ANZ is the major tenant (28,000 m2) along with QBE Insurance and the Port of Melbourne Authority as other major tenants.
The building was certified as achieving a 6-star rating under Green Star Design and As Built v1.2 and a 5 Star NABERS Office Energy rating.
ECS was engaged by Lendlease to perform the Commissioning Management role for the project. An additional commission to add value with the implementation of a Soft Landings approach ensured a more collaborative handover from the construction team to the asset management team and through the building fine tuning period.
Our engagement encompassed a greater scope than a traditional Independent Commissioning Agent role under Green Star. This demonstrated greater value to project ensuring a more integrated approach to commissioning and the planning of the process.
Client feedback indicates that the Commissioning Management approach assists with delivering a more integrated and collaborative commissioning process to deliver a project to the desired quality and to client expectations.
