105 Phillip Street is a thirteen storey, approximately 25,000 m2 NLA office development. The office space achieved a PCA A Grade rating and a 6 Star Green Star Rating for Design. The building includes an underground car park, ground level loading dock, end of trip facility, 11 floors of commercial office space and a plant room on level 12 and 13.

ECS were engaged as the Independent Commissioning Management Organisation to undertake the role of Independent Commissioning Agent for the 105 Phillip Street Commercial Building. ECS provided advice throughout each major phase of the project from the initial design, through the contractor D&C process, into construction and then handover. ECS was also engaged for building tuning during the 12 month DLP period.

One of the main challenges involved with the project was the shortened timeframe for delivery. A tight commissioning schedule led to a concentrated commissioning timeframe where careful attention to detail was required to ensure all items had been fully tested, commissioned and comprehensively documented.
